SINGAPORE (EDGEPROP) - In this WFH (work from home) era, living near parks and greenery is a big plus. At Principal Garden, 80% of the 268,713 sq ft land site is dedicated to lush undulating gardens, lawns, a beautiful flower garden and water features — which its residents welcome.

Completed in 2018, the 99-year leasehold development by UOL Group and Kheng Leong Co got its design and landscape inspiration from its proximity to Alexandra Canal and Alexandra Canal Linear Park that runs along it. This is why the condominium has three lap pools — 50m, 25m and 20m in length — between the four towers, creating the impression that canals are passing through the development. The car park is located in the basement, with a landscape deck built on it, so that the ground space appears expansive.

Architects 61 has angled the four 24-storey blocks, comprising 663 units, in a north-south orientation. At the same time, units start from a higher height due to a double-volume ground floor. This ensures privacy as well as clear views overlooking the Good Class Bungalows at Chatsworth and Bishopsgate estates for most of the units. Upper-floor units have panoramic views towards the city.

Landscaping of the development is done by award-winning STX Landscape Architects, which also counts Oasia Downtown Hotels and the CapitaGreen building as part of its portfolio. It helped the project win the Landscape Excellence Award at the EdgeProp Excellence Awards this year.

There is also a wide array of facilities that promote health and wellness, such as a 2,018 sq ft gym, tennis court and jogging path on the ground floor. The luxurious clubhouse is set in a spacious lawn, complete with a kitchenette and wine cellar. Residents can host in the private dining room there, or al fresco at the outdoor dining area outside.

Additionally, there is an infinity pool, lounge, dining pavilion and jacuzzi on a rooftop sky terrace at the Principal Sky Club on the 24th floor.

Located on Prince Charles Crescent, between Redhill and the Jervois precinct, Principal Garden is well-connected, being 1km from Redhill MRT Station, a 10-minute drive to Orchard Road and the CBD, and a five-minute drive to Great World City shopping centre and Tiong Bahru Plaza. It is also in proximity to the science and business hubs at Buona Vista and one-north.

The unit mix at the development is varied, ranging from 484 sq ft, one-bedroom apartments to 2,347 sq ft, five-bedroom units. About a tenth of the units have private lift access. There are also dual-key units between 861 sq ft and 1,195 sq ft in size.

When Principal Garden was launched in October 2015, 16% of the units were sold at an average price of $1,632 psf within two days. It was fully sold in less than three years (4Q2015 to 1Q2018). Resale units at Principal Garden this year have transacted at prices between $1,880 psf and $1,970 psf.
